When you are ready to make loan application bring the following documents with you to the appointment.  These items are needed to help determine final approval of your loan.  Missing documents cause costly delays and mounting anxiety.  Providing your lender with all the necessary paperwork up front will help move the loan process along quickly.

Employment History

• Provide the most recent pay stubs for the past 30 days of employment for all jobs
• Provide W2's or 1099's for the past two years
• If self-employed or commissioned, provide the past two years complete income tax returns and all schedules
• If you have a gap in employment during the past 2 years, write a letter of explanation detailing the reason for the gap and note all employment history during the 2 years 

Credit Documentation

• Provide your past two year's residency information including the name, address and phone number of your landlord(s); or, provide the name of the mortgage company and the loan number if you owned your own property
• If you have a bankruptcy in your past please provide all bankruptcy documents and the discharge letter
• If you have a divorce in your past please provide the entire divorce decree and papers
• If you have judgments or liens in your past please provide proof they have been satisfied and released

Asset Information

• Provide the most current two months bank statements for all checking and savings accounts and include all pages
• Provide a copy of the earnest money deposit check you gave to your real estate agent and be prepared to show that check has cleared your statement  
• Provide the most current statement for any retirement account or 401k showing all pages

Miscellaneous Documents

• Provide a fully executed purchase and sales agreement and any real estate addendums
• Provide a copy of the deed if available
• Provide a list of all other real estate you own including the property taxes and property insurance costs
• If using a VA product provide a Certificate of Eligibility and DD214 if separated from service

By providing all of the above information at the time of application you will help speed your mortgage process along which will reward you with less stress and a much smoother transaction.
